At Spotlessly Clean, our current planning rate is $50 per labor hour, with a $200 minimum visit price. Every written estimate is customized because two homes of the same size can require very different amounts of work.

For a two-person cleaning team, each clock hour equals two labor hours. That means a two-person team working for two hours equals four labor hours, or the $200 minimum visit price.

Why professional cleaning prices vary

The largest cost difference usually comes from the number of labor hours needed to complete the requested work safely and thoroughly. A lightly used home and a home with years of buildup may have the same number of bedrooms, but they do not have the same cleaning scope.

What different types of house cleaning may cost

First-time deep cleaning

A first-time deep cleaning creates the clean baseline needed for reliable recurring service. Pricing depends on the home’s present condition and the requested scope. As a planning example, 12 labor hours would be $600, 16 labor hours would be $800, and 19 labor hours would be $950.

Recurring weekly, biweekly, or monthly cleaning

After the initial deep clean, recurring visits focus on maintaining the agreed standard. Recurring pricing is based on how much work the home requires at the selected frequency, with a $200 minimum visit price. A home cleaned weekly may take less labor per visit than the same home cleaned monthly.

Move-in and move-out cleaning

Empty-home cleaning can involve cabinet interiors, appliance interiors, closets, baseboards, detailed bathroom cleaning, and other turnover tasks. The price is based on labor and the exact checklist. Paint, adhesive, construction residue, heavy trash, and damage restoration are not assumed to be part of a standard move-out clean.

Post-construction cleaning

Post-construction cleaning is a custom project because fine dust continues to settle after the first pass. The work may require rough cleanup, detailed top-to-bottom dust removal, HEPA vacuuming, floor care, and a final touch-up pass. Heavy construction debris, hazardous materials, paint removal, adhesive removal, and high-access work must be identified separately.

Commercial and office cleaning

Commercial estimates consider the facility type, occupancy, service frequency, restrooms, break areas, floors, security or access requirements, and the work that must happen outside normal business hours. These projects receive a written custom scope.

Which tasks are usually add-ons?

Never assume a task is included just because another company lists it in a package. Ask for a written scope. At Spotlessly Clean, the following items are separately quoted when requested:

How to compare house-cleaning estimates fairly

The lowest number is not always the lowest final cost. Compare what each estimate actually includes and how the company handles changes in scope.

  1. Ask whether the quote is hourly, flat-rate, or a not-to-exceed estimate.
  2. Confirm which rooms, surfaces, appliances, and add-ons are included.
  3. Ask what happens if the home’s condition differs from the information provided.
  4. Confirm whether the company carries appropriate insurance and screens its team members.
  5. Get payment, deposit, cancellation, and rescheduling terms in writing.
  6. Check recent reviews for consistency, communication, and problem resolution – not just the average star rating.

No. The minimum represents four labor hours. With two cleaners, that is approximately two clock hours. The actual team size, arrival window, and project duration can vary.

Why is a first-time cleaning more expensive than recurring service?

The first visit usually removes accumulated dust, grease, soap residue, pet hair, and other buildup. Recurring visits maintain that clean baseline, so they often require fewer labor hours.

Can I receive an exact price by square footage alone?

Usually not. Square footage is useful, but bathrooms, condition, pets, clutter, surface types, and requested detail work can change the labor requirement significantly.

Are supplies and equipment included?

Your written estimate will identify the agreed scope and any special requirements. If a surface requires a particular product, equipment, or manufacturer-approved method, please disclose that before scheduling.
