Removing unwanted contents and cleaning a property are related jobs with different decisions. Before booking, identify what must leave, who has authority to make that decision and what condition the property will be in afterward. This makes the next cleaning conversation more specific.

Make removal decisions before work begins

Use separate lists for keep, remove and undecided items. Label areas clearly and resolve undecided items with the authorized person. Do not treat a cleaning appointment as permission to discard belongings. Confirm the actual removal scope, handling arrangements and any exclusions directly with the provider.

A handoff example: the boxes beside a cabinet

Suppose a vacant room contains a cabinet and several unmarked boxes. This is an illustrative planning example, not a customer job. The owner wants the floor cleaned, but nobody has confirmed which contents should leave.

Write down who can authorize removal, which items must stay, and who will complete the agreed removal work. Keep undecided boxes separate until that person answers. Then confirm the accessible floor area and any repairs before agreeing to the cleaning scope and date. A cleaner arriving on time does not resolve an unanswered disposal decision.

Describe the property honestly

Explain whether the property is occupied, vacant or partway through another project. Note blocked access, remaining contents and areas you cannot assess. Photos can support an estimate when they accurately show current conditions, but avoid including personal documents or other people’s private information.

Separate repairs from cleaning

After contents are removed, additional needs may become visible. Record damage or work that requires another trade. Cleaning does not replace repair work. If repairs will create dust or debris, coordinate the cleaning appointment around that work instead of assuming the original date still fits.

Confirm readiness for the next step

Before the cleaning visit, confirm that agreed removal tasks are complete, access is available and the remaining cleaning scope is clear. If conditions differ substantially from the estimate, discuss them before work continues. A final handoff note should name the person who can answer questions and approve changes.

Use the right service for the condition

This planner concerns non-hazardous cleanouts. Do not use it to assume that an unknown substance, hazardous waste or a condition requiring specialist handling is included in ordinary cleaning. Tell the provider what you know and leave uncertain items unresolved until the appropriate scope is established.

The Cleanout-to-Cleaning Handoff Sheet helps record decisions and responsibilities. To discuss a Spotlessly Clean estimate, share the location, what remains in the property, who controls removal decisions and the deadline you are working toward.
